Scaffold Builder

This person will assist in the construction, assembly, maintenance, and dismantling oftubular scaffolding or other temporary structures.Other duties may be assigned.

Specific Duties and Responsibilities:

• Work at heights with no fear.
• Has basic hand tools to bring to site.
• Determines type of scaffold needed.
• Transports tubular scaffold or other structural material and erects the scaffold as instructed by the scaffold builder.
• Hoists scaffolding materials upward in order to erect temporary structure.
• Properly secures and levels locking sections of scaffolding material.
• Properly secures scaffold to the permanent structure for added stability.
• Adheres to all OSHA, site specific and Austin Industrial requirements for the erecting and navigation of the scaffolding.
• Dismantles scaffolding when it has been properly communicated to do so.
• Inspects and properly stows scaffolding material after dismantling.
• Performs final inspection of completed scaffolding.
• Other duties as assigned.

Qualifications Required for this Position:

Education – no minimum education requirements.

Experience – 2-3 years’ experience in a Scaffolding preferred.

POSITION SUMMARY:

As a Scheduler, you are responsible for managing time and resources to ensure projects are completed on time. You will work collaboratively with the project team to create timetables for projects, determining the timing of tasks and materials needed in order to accomplish the project. Your goal will be to continuously improve and refine the process while coordinating across Operations to create critical paths for success while highlighting risks.

MAJOR RESPONSIBILITIES:

Project Management

• Coordinate with Architects, Consultants, Suppliers, Project Managers, and Superintendents to identify needs, understand nuisances, and ensure smooth project execution
• Interact with the Preconstruction team on proposals, during the bidding and estimating phase, to develop well-defined and properly sequenced work activities
• Support the Project Managers in the preparation of the project scope, budget and schedule
• Collaborate with the marketing, high performance, and virtual construction teams to ensure that the company mission is included in all aspects of scheduling
• Create a high-level master schedule and timetables for the entirety of a project, determining the timing of tasks and materials needed to accomplish the required outcome
• Effectively run meetings to update the construction schedule via job walks and or superintendent updates or support the project team in preparing regular updates
• Spot project risks and include impact analysis for review by project team while simultaneously creating work-around solutions
• Collaborate with VP of Operations on staffing needs to ensure projects are adequately staffed
• Track critical activities and changes to the critical path impacting the project
• Keep an eye on program milestones and interdependencies
• Set up key performance metrics, using industry accepted methodologies to analyze delays, and report on them
• Provide information on items impacting the project schedule
• Provide technical support in claims litigation
• Document changes integrated into the project schedule
• Responsible for maintaining current and standardized job files
• Look for and share opportunities to continuously improve the processes
• Educate other Pepper team members on project sequencing and schedule logic
• Develop and lead internal training on developing, managing and updating project schedules while integrating the relevant scheduling software and tools

POSITION REQUIREMENTS:

• 5+years' experienceschedule on mid-large scale commercial construction projects
• B.S. in Construction, Engineering, or related technical area, preferred
• Strong knowledge of construction systems and trade sequencing
• Ability to build and maintain strong working relationships
• Industrial, Healthcare, K-12 and Higher Education construction experience is a plus
• Outstanding communication skills – both written and verbal
• Proficient using scheduling software including cost loaded scheduling, ASTA preferred
• Ability to conduct technical schedule reviews and analysis
• Collaborative approach to leading projects
• Detail oriented
• PMI or AACEI certification, preferred

POSITION SUMMARY:

This role is responsible to prepare owner billings in accordance with contractual terms.You will ensure job costs are processed in accordance with company internal control procedures.In this role you will identify and communicate areas of financial risk. The position also manages relationships with third party sub-contractors and the project management team to ensure exceptional levels of customer service and prompt payment.

MAJOR RESPONSIBILITIES:

• Administer jobs with complex contractual issues independently, i.e. certified payroll reporting, diversity & inclusion participation, prevailing wage, and TIF requirements
• Prepare cost-plus, cost-plus GMP, or Lump Sum billings, ensuring all allowable costs are billed in a timely manner
• Track subcontractor lien waivers
• Knowledge of project management software (CMiC) as it relates to billing
• Prepare and review monthly financial reporting, including but not limited to job profit swings, tracking of late/unbilled activity and account analysis
• Elevate awareness of financial implications that can be addressed or reversed
• Assist with preparation of financial, ad hoc, and/or specialized reporting requested by group leaders
• Review, sign, & approve client billings for project accountants
• Train and mentor new hires

• Facilitate job closeout.Prepare closed job accrual, reconcile and understand profit (loss)

POSITION REQUIREMENTS:

• Bachelors of Science degree in Accounting, preferred in business discipline
• 5+ years of construction accounting experience

Position Summary:

As Sr Superintendent, you will be responsible for the overall direction of field operations, completion schedules, and labor budget outcome of their construction project, including any specialty department work. As a Senior MEP Systems Manager, you have the opportunity to add to that legacy by being a part of the construction process from start to finish by utilizing your knowledge to drive successful completion of the project. You will be involved in all aspects of MEP from submittal to close out to include Low Voltage, Security, Fire Protection Systems, Controls and all critical MEP Systems that allow our clients to thrive in their industries.

Responsibilities

• Analyze contract documents for constructability, code compliance and functionality

• Lead MEP trade 3D coordination meetings and coordinated drawings submittal approval process.

• Guide and monitor MEP trade coordination and installation on site

• Manage MEP trade material submittals in accordance with the contract documents

• Manage MEP trade material tracking and procurement documentation

• Develop, monitor, and maintain MEP schedule in conjunction with project field supervision team.

• Review field installation

• Manage testing and commissioning efforts

• Review and advise on MEP requisitions and contract changes.

• Handle MEP related close out document delivery

• Understand MCA labor rates and NECA factors when reviewing proposals and change orders

Basic Qualifications

• Undergraduate degree in mechanical, electrical or fire protection/life safety engineering, construction management or a related discipline OR 15+ years of relevant experience preferred

• 10+ years’ experience in construction and managing MEP trades, experience with a general contractor preferred

• Experience with successfully leading teams and working within MEP design review, drawing supervision, submittal review, field inspections, and testing & commissioning

• Experience working on large scale construction, with MEP trade specific experience to create a vision that aligns the team to achieve desired results

• Detail oriented with the ability to manage multiple priorities and meet deadlines

The work environment and requirements described below are representative of those necessary for an employee to successfully perform the essential functions of this role.

The Physical Side of the Role: This is an active, hands-on role. You can expect to be on your feet frequently, navigating active job sites with uneven terrain, stairs, ladders, and hoists. The work is physically demanding and requires a full range of motion, including bending, kneeling, and reaching. You’ll need to be comfortable frequently lifting and carrying materials up to 25 pounds, and occasionally up to 50 pounds. This role requires the ability to communicate effectively, as well as visual acuity for reading plans and inspecting work. The role does include desk time in the office that may require prolonged periods of sitting for tasks like computer work, document review, and meetings.

Your Work Environment: You’ll spend a significant amount of your time on active construction sites, which means being adaptable to all kinds of weather and moderate to loud noise levels, and comfortable in elevated or confined work areas with moving mechanical equipment and with the fast-paced nature of a project in progress. You will also spend time in a typical office setting with moderate noise levels. For this role the base salary range is$110,000 - $220,000. Compensation may varyoutside of this rangedepending on a number of factors, including a candidate’s education, experience, skills, and geographic location. Base pay is one part of the Total Compensation Package that is provided to compensate and recognize employees for their work.
